TaxRival LLC ("TaxRival," "we," "us") provides commercial property tax appeal analysis and filing services for properties in Cook County, Illinois. Our services include assessment analysis, comparable sales research, evidence package preparation, and appeal filing with the Cook County Assessor's Office.
Our fee is 25% of first-year property tax savings achieved through a successful appeal. If we do not obtain a reduction in your assessed value, you owe nothing. The fee is calculated based on the difference between your original tax liability and your reduced tax liability for the first tax year affected by the appeal. Payment is due within 30 days of receiving your reduced tax bill or notice of assessment reduction.
While we use data-driven analysis to identify properties with strong appeal potential, we cannot guarantee any specific outcome. Property tax appeal decisions are made by the Cook County Assessor's Office and Board of Review at their discretion. Historical success rates are not a guarantee of future results.
You agree to provide accurate and complete information about your property, including financial data if applicable. You authorize TaxRival to file appeals on your behalf with the Cook County Assessor's Office. You will promptly respond to requests for additional information needed for your appeal.
TaxRival's liability is limited to the fees paid to us for services. We are not liable for any indirect, incidental, or consequential damages arising from the use of our services. We are not responsible for decisions made by the Cook County Assessor's Office or Board of Review.
Either party may terminate the engagement at any time by written notice. If you terminate after we have filed an appeal and a reduction is subsequently granted based on our filing, the contingency fee remains due.
These terms are governed by the laws of the State of Illinois. Any disputes shall be resolved in the courts of Cook County, Illinois.
